Almost always it is necessary to assess and evaluate the existing site conditions; such that all of the planning and design input variables are taken into consideration. Once a designer has this basic design information in hand they can start to assemble functional and esthetic ideas and parameters. With these guidelines the designer will further develop the design layout concepts; with every intent to  the homeowner's expressed desires and interests. It is my belief that only through this relatively comprehensive procedure are satisfied homeowners and designers created.
